How Athelstan calculates estimated monthly payments

Athelstan is a real estate marketplace. We are not a bank, lender, financing company, or Pag-IBIG, and we have no business relationship, partnership, or endorsement arrangement with Pag-IBIG or with any bank referenced on this platform.

What this figure is

The "Estimated monthly payment" shown on eligible listings is a rough planning tool, calculated using:

  • the listing's stated sale price,
  • a down payment amount you enter,
  • a loan term you select, and
  • an assumed annual interest rate range that Athelstan sets internally.

We run these through a standard amortization formula and show you the resulting low-to-high monthly payment range.

What this figure is not

  • It is not a quote, offer, or pre-qualification from any lender.
  • It is not personalized — it does not consider your income, credit history, employment, or actual eligibility for any loan program.
  • It is not sourced from Pag-IBIG, any bank, or any financial institution — the rate assumptions are Athelstan's own internal estimates.
  • Athelstan is not affiliated with, endorsed by, or acting on behalf of Pag-IBIG (the Home Development Mutual Fund) or any bank named or implied on this platform.

Where the rate assumptions come from

Our team periodically reviews publicly available reference information on typical housing-loan rate ranges in the Philippines and sets internal assumptions. These assumptions are reviewed on a set schedule (see the "last reviewed" date shown with each estimate) but are not live-fed and can fall out of date between reviews. Actual rates offered by any lender, including Pag-IBIG, can be materially higher or lower than what's assumed here, and change without notice to us.

About the income figure

We also show a rough idea of the household income a payment like this usually needs. We work it out by taking the higher end of the sample payment range and assuming the payment is about 30% of gross monthly household income. That 30% is our own assumption — it is not a rule set by any lender, by Pag-IBIG, or by the government. Real lenders use their own limits, usually look at all your loans and not just this one, and also consider your job, your other income, and your credit history. Treat this as a rough guide, not as a statement about whether you can borrow.
